The firm has over fifteen years experience offering professional property related services throughout the island, and is based in Yeroskipos, Paphos where its main offices are located. The firm has associations with other professional firms of Chartered Surveyors and Estate Agents in all other main towns (Nicosia, Limassol,Larnaca, Ayia Napa & Paralimni ) as well as in the UK.

We have been appointed listed valuers to all the major banks on the island including the Bank of Cyprus, Cyprus Popular Bank, Hellenic Bank, Alpha Bank, Universal Bank, Commercial Bank of Greece, Societe Generale and Piraeus Bank. Instructions are received from a number of Co-Operative Societies, Semi-Governmental organisations including the Cyprus Telecommunications Authority (CYTA), Cyprus Broadcasting Corporation (CBC), Electricity Authority of Cyprus (EAC), Public Companies listed on the Cyprus Stock Exchange and other corporate and private clients.

Real Estate Agency

Rick's Chartered Surveyors are licensed real estate agents (registration number 344) as well as being members of the UK National Association of Estate Agents, Cyprus Real Estate Agents Association and FIABCI. The firm deals extensively with real estate agency and has two offices in Paphos - the main Paphos office and a real estate branch office in Yeroskiops. Upon receiving instructions for the sale of property, it is photographed and sales particulars are drawn up. The property is entered into our Estate Agency program and is simultaneously added to the searchable database on our website. We undertake property sales and lettings (both long term and short term). Property is advertised in the Local and National Press.


Property Valuation

A major area in which the firm specialises is in the valuation of all types of immovable property - residential, touristic, commercial, industrial, agricultural - for any purpose. The purpose of the valuation can be for mortgage finance, acquisition, sale, divorce proceedings, boundary disputes etc. We also undertake valuations for compulsory purchase, capital gains tax and other statutory valuations. Valuations are also carried out to estimate rental values as well as capital values.

Feasibility and Viability Studies

We undertake feasibility and viability studies of development projects. The project can involve the subdivision of a field into serviced building plots, small and large scale residential and commercial developments as well as larger tourist projects. Our experience and expertise in the valuation of property enables us to provide accurate and reliable information in the preparation of these studies. Advanced methods such as the use of Discounted Cash Flow is often used to assess the worth of a project to the owner.


Project Management

The project management of developments ranging from smaller projects such as the subdivision of fields into serviced building plots through to larger scale projects such as residential and commercial projects is also undertaken. We will normally be involved from the inception of a project till its completion and handing over. We use a number of expert consultants - architects, civil engineers, quantity surveyors - who will be involved in the design and execution of the project.

Expert Determinations & Arbitrations

We take instructions for the preparation of professional reports for the purposes of appearing as expert witnesses before the courts as well as acting in the role of arbitrator in some cases

The Managing Partner and founder of the firm is a professional member of the Royal Institution of Chartered Surveyors as well as being a Fellow of the Chartered Institute of Arbitrators. Originally qualified as a chemical engineer and worked as a Sales Manager in the UK before coming to Cyprus, Mr Yianni holds a degree in Chemical Engineering, Degree in Law, Diploma in Surveying and Postgraduate Diploma in Arbitration.

Senior Valuer & Sales Manager
Worked in a development company in Athens as a valuation assistant and in estate agency as a sales & lettings negotiator in London before relocating to Cyprus. Is responsible for the day to day operation of the office by undertaking valuations of all types of immovable property for any purpose. Also responsible for the smooth day to day running of the Estate Agency Branch including administration and information technology services (submission of property and updating on a daily basis the company website).
